Once the sale of the Tivoli Housing Co-op was complete in 2014, the Common Fire Foundation shifted its focus dramatically, limiting itself to providing basic support for the Beacon Co-Housing community.  The Foundation previously had a much more expansive vision of helping to support the creation of numerous intentional communities nationwide that shared our values related to communities as a foundation for personal and collective transformation.  The information on this page represents our PREVIOUS more expansive vision and is provided here in the hopes that it may help to support or inspire other people’s efforts in this field.

DIRECTIONS TO THE CO-OP BY CAR (or bike if nearby)

From Points South

  • From Poughkeepsie -- about 45 minutes

    Take 9 or 9G north, whichever is closer for you.
    Take them through/past Hyde Park and Rhinebeck.
    Depending on where you start, somewhere around 18-20 miles 9 and 9G cross north of Rhinebeck. There痴 a stoplight and a Getty station on the far corner.
    Turn right onto (or continue straight on) 9 north.
    Go 6.5 miles and turn left onto CR-78 / West Kerley Corners Road. (About 2/3 of the way there you'll go through the Town of Red Hook and its two stoplights.)
    Go half a mile and you値l see our "Common Fire Housing Co-op" sign and a gravel driveway on the left. We're the building back at the end of the driveway.

  • From New Paltz & Kingston -- about 45 minutes & 30 minutes

    Take the Thruway to Exit 19 toward RT-28 / KINGSTON / RHINECLIFF BR.
    After the toll both stay right to go towards the RHINECLIFF BR.
    Keep staying right towards the Rhinebeliff Bridge and get on US-209 N.
    It becomes NY-199 E and crosses the Hudson River.
    After the bridge go through the first light, then at the second light, turn left to get on 9G (north).
    Go almost 6 miles on 9G until you hit CR-78. Turn right. Also called W KERLEY CORNERS RD.
    Continue for 2 miles. You値l see a horse stadium on the right and then our "Common Fire Housing Co-op" sign and a gravel driveway on the right. We're the building back at the end of the driveway.

  • From New York City -- about 2 hours, depending on where you start and traffic

    There are two ways to get here from the city. The biggest factor in how long it takes is how quickly you can get out of the City, which generally means trying to avoid rush hour.

    The Taconic Parkway is the more beautiful way to come and doesn't take much longer in the daytime. The Thruway is a little faster and is safer at night because of deer and other animals on the Taconic.

    via Taconic Pkwy:

    Get on 87 heading north.
    Take the I-287 E exit - Exit 8 - toward the Cross Westchester Expressway / White Plains and take the exit toward RT-119 / Saw Mill Parkway North for half a mile.
    Keep left at the fork in the ramp and merge onto the Saw Mill Parkway N.
    Go 4 miles and get on the Taconic Parkway North - Exit 26 - toward Albany.
    Go 68 miles and take the RT-199 exit toward Red Hook.
    Turn left and stay on 199 to Red Hook (staying right when the road forks at a stoplight.)
    In Red Hook, at the only light, turn right onto US-9 / Albany Post Rd.
    Go 6.5 miles and turn left onto CR-78 / W. Kerley Corners Rd toward Tivoli.
    Continue for half a mile and and you値l see our "Common Fire Housing Co-op" sign and a gravel driveway on the left. We're the building back at the end of the driveway.

    via Thruway:

    From Manhattan we recommend crossing the George Washington Bridge and immediately getting on the Palisades Parkway heading north (to your right). Keep an eye out for Exit 9W to get on the Thruway/87-N. NOTE: Do not get on highway 9W which is slightly before Exit 9W. Also be sure to get on 9W, not 9E. Or just get on 87-N anywhere from Yonkers to Tarrytown. Take the Thruway to Exit 19 toward RT-28 / KINGSTON / RHINECLIFF BR.
    After the toll both stay right to go towards the RHINECLIFF BR.
    Keep staying right towards the Rhinebeliff Bridge and get on US-209 N.

  • From New Jersey:

    You'll want to get on the NY Thruway (I-87) North, unless you want to get to the Taconic which is a more beautiful drive but means you have to go through the City, which can end up taking a lot of time if the traffic is bad. There are a variety of ways to get to 87N, including taking I-287 N.
    Take 87N (the Thruway) to Exit 19 toward RT-28 / KINGSTON / RHINECLIFF BR.
    After the toll both stay right to go towards the RHINECLIFF BR.
    Keep staying right towards the Rhinebeliff Bridge and get on US-209 N.
    It becomes NY-199 E and crosses the Hudson River.

From Points North

  • From Hudson -- about 30 minutes

    Head south on 9 out of Hudson but go straight through the stop-light at the intersection where 9 turns left (about 2.5 miles south of town) to get onto Blue Hill Road (CR-31).
    Go 7.5 miles and turn right onto 9 (south).
    Go 5.2 miles and turn right (west) onto CR-78 / West Kerley Corners Road. (Be sure not to turn left onto East Kerley Corners.)
    Go half a mile and you値l see our "Common Fire Housing Co-op" sign and a gravel driveway on the left. We're the building back at the end of the driveway.
    NOTE: 9 is generally quicker, but you can also take 9G if that is closer for you.
    Go 12.2 miles and turn left (east) onto CR-78 / West Kerley Corners Road.
    Continue for 2 miles. You値l see a horse stadium on the right and then our "Common Fire Housing Co-op" sign and a gravel driveway on the right. We're the building back at the end of the driveway.

  • From Albany -- 1 hour or more depending on where you start

    Take the New York State Thruway / I-87 south (about 30 miles)
    Take Exit 21 toward RT-23 (Catskill, Hudson, etc.) and
    Turn left after paying the toll. Go half a mile and turn onto NY-23 E via the ramp on the left.
    Go about 3 miles and pay the $1 toll to cross the Hudson River.
    Veer right onto 9G S.
    Go 12 miles and turn left (east) onto CR-78 / West Kerley Corners Road
    Continue for 2 miles. You値l see a horse stadium on the right and then our "Common Fire Housing Co-op" sign and a gravel driveway on the right. We're the building back at the end of the driveway.

From Points West

Get to the NY Thruway (I-87) and either follow directions from New Paltz & Kingston (if you're coming from due west or south west) or from Albany (if you take the Thruway past Albany).

From Points East

  • From Boston -- between 2.5 and 3 hours

    Take the Mass Turnpike / I-90 W.
    Soon after you cross into New York you'll take Exit B2 (toward Rt-295) and merge onto Taconic State Parkway (south)
    After 32 miles take the exit on the right toward Jackson Corners Road, and take a right.
    After half a mile take a left onto CR-56 / Turkey Hill Road and follow the windy road for 6 miles until it ends.
    Turn right onto US-9 / Albany Post Road and go just over 1 mile.
    Turn left onto CR-78 / West Kerley Corners Road toward Tivoli.
    Go half a mile and you値l see our "Common Fire Housing Co-op" sign and a gravel driveway on the left. We're the building back at the end of the driveway.

  • From Millbrook, NY & New Haven, CT -- 40 minutes & 2+ hours

    Get to the Taconic Parkway and head north.
    Take the RT-199 exit toward Red Hook.
    Turn left and stay on 199 to Red Hook (staying right when the road forks at a stoplight.)
    In Red Hook, at the only light, turn right onto US-9 / Albany Post Rd.
    Go 6.5 miles and turn left onto CR-78 / W. Kerley Corners Rd toward Tivoli.

DIRECTIONS TO THE CO-OP USING PUBLIC TRANSPORTATION:

There isn't a lot of public transportation near the co-op, but it's pretty easy to get close enough to the co-op that someone can easily pick you up.
